That old adage "An ounce of prevention, is worth a pound of cure" applies also to the HVAC-R industry when it comes to optimizing equipment performance, preventing premature equipment failure, and reducing energy consumption.

Our maintenance plans provide regular pre-scheduled visits to inspect recommended check points, make adjustments, perform maintenance, replace parts, and clean HVAC-R equipment. This maximizes efficiency and extends operational use.

HVAC PM Checklist

Heating Units

  • Inspect heat exchanger.
  • Inspect and operate heating controls, calibrate and program thermostat.
  • Clean pilot oriface, adjust flame.
  • Check and adjust main burners for proper combustion.
  • Inspect and operate furnace safety devices.
  • Check draft and ventor motor assembly.
  • Inspect drive-sheaves, pulleys, and belts. Adjust tension.
  • Lubricate all motors and shaft bearings.
  • Change filters.
  • Check and adjust air-flow, and temperature differential.
  • Check unit smoke detector, clean filter if applicable.
  • Inspect piping and valves for gas leaks.

Air Conditioning Units

  • Check compressor efficiency.
  • Check refrigerant level.
  • Clean condenser coil.
  • Clean condensate pan and trap.
  • Change filters.
  • Inspect contactors and wiring.
  • Inspect drive-sheaves, pulleys, and belts.
  • Check and adjust for proper air-flow.
  • Lubricate all motors and shaft bearings.
  • Check, calibrate, and program thermostat.
  • Check unit smoke detector, clean filter -if applicable.
  • Check safety disconnect, laser-temp. check across contacts.

Refrigeration PM Checklist

Walk-in and Reach-in Coolers & Freezers, Ice Machines, etc.

  • Check compressor efficiency, oil level, and crankcase heater.
  • Check all motors and lubricate.
  • Check/calibrate temperature control and remote thermometer.
  • Check/calibrate pressure control.
  • Check refrigerant level.
  • Clean condenser coil.
  • Clean walk-in cooler evaporator coil, drain pan & line.
  • Change condenser filter media (reach-in units).
  • Inspect contactors, defrost heaters & clocks, set defrost times.
  • Check & adjust ice machine cube size and bin level stat.
  • Inspect ice machine for mold and advise. (Clean & sanitizing charged separately).
  • Inspect door gaskets, tighten & grease hinges.

Hydronics PM Checklist

Boilers - Hot Water and Steam

  • Check circulation pumps and lubricate.
  • Check draft inducer motor assembly.
  • Inspect gas piping and valves for leaks.
  • Inspect for water leaks and potential leaks.
  • Operate safety controls.
  • Clean & Inspect pilot and main burners for proper ignition and combustion.
  • Operate and flush P/T valves.
  • Check and flush low-water cut-off.
  • Inspect boiler water level and adjust, check auto-feeder.
  • Inspect & Adjust expansion tank water level.
  • Inspect radiator vents and bleed.
  • Check & Adjust thermostat.

Exhaust / Make-Up-Air

Restaurant Hood Systems, Building Ventilation

  • Inspect drive sheaves and pulleys.
  • Inspect belts.
  • Lubricate motor and shaft bearings.
  • Clean/Replace outdoor air filters.
  • Check safety disconnect switch and laser-check temperature across contacts.
  • Check & Adjust air flow.

Air Quality Control

Smoke-eaters & Air Cleaners

  • Clean & Check electronic air cells, prefilters, and charcoal filters.
  • Lubricate motor.
  • Check power-pack output.
  • Adjust ozone if necessary (charged separately).
  • Change filter media.

Humidification Systems

  • Inspect water panel.
  • Check water solenoid valve.
  • Check & Adjust water flow.
  • Lubricate motor.
  • Check humidistat.
  • Flush drain line.
